The services we offer

Rounce & Evans are able to tailor the services they offer to a client’s specific needs and requirements. However, the most popular choice of service is our Full Management Service. This is a comprehensive management solution designed to give our Landlords complete peace of mind. There is an initial fee for this service (once a tenant has been secured), followed by a percentage charge on the collected monthly rent.

Personal inspection of your property by an experienced Manager and free written rental valuation.

Tenant Viewings

We carry out all viewings and interviewing of suitable prospective tenants.

Tenant Referencing

Full references taken up on tenants including, previous landlord/ managing agent, employers and full credit check.

Legal Documents

Preparation of legal documentation.

Safety Advice

Advising of any Health & Safety issues.

Gas Safety Compliance

Automatic instruction of annual gas safety inspections or servicing.

Inventory & Condition Report

Preparation of schedule of condition/inventory.

Utility Notifications

Notifying all utility companies of meter readings and new names.

Deposit Handling

Collection and holding of the dilapidations deposit. Automatic inclusion into The Deposit Scheme.

Rent Guarantee Cover

We can arrange comprehensive rent guarantee insurance for you (subject to references & terms)

Rent Collection

Collection of the monthly rent.

Landlord Statements

Submission of a monthly statement of account to landlord with copies of any maintenance invoices/deductions.

Regular Inspections

Regular internal inspections.

Maintenance Coordination

Arranging any necessary maintenance to the property and deducting the cost from rent received.

Final Tenancy Inspection

A thorough final inspection at the end of each tenancy.
